  • Seller Services: Professional marketing and qualified buyer matching for land owners seeking to transact large parcels.

3. User Obligations

By using our platform, you agree to:

  • Provide accurate, truthful, and complete information in all submissions and enquiries
  • Not impersonate any person or entity or misrepresent your relationship with any party
  • Not engage in any unlawful, fraudulent, or deceptive practices on or through this platform
  • Not attempt to gain unauthorized access to any part of our platform or backend systems
  • Not use scraping, bots, or automated tools to extract data from this website
  • Not use our platform for speculative or non-genuine enquiries
  • Comply with all applicable Indian laws, including FEMA, Income Tax Act, and local land regulations

  • Our Land Intelligence™ scores and evaluations are advisory in nature and do not constitute legal opinions, government-certified valuations, or investment guarantees.
  • Land transactions in India are subject to complex legal, revenue, and regulatory frameworks that vary by state. Users are strongly advised to engage independent legal counsel before completing any transaction.
  • We do not guarantee specific outcomes, timelines, or returns on land investments.
  • Market pricing information provided is indicative and based on prevailing market data at the time of listing.

6. Transactions

1000Bigha.com is a facilitating platform and advisory service. Important points:

  • All land transactions are conducted directly between the buyer and seller. 1000Bigha.com is not a party to any sale or purchase agreement.
  • We facilitate introductions, due diligence, and process guidance, but the legal and financial responsibility of any transaction rests solely with the buyer and seller.
  • All payments between buyers and sellers must comply with applicable Indian banking, tax, and FEMA regulations.
  • We strongly recommend all transactions be documented through legally registered sale deeds executed before a sub-registrar.

7. Fees & Commissions

Our fee structure is transparent and disclosed upfront:

  • Browsing the platform and submitting buyer enquiries is free of charge.
  • Property listing services may be subject to a listing fee as communicated at the time of onboarding.
  • Transaction advisory and facilitation services are subject to a commission, the terms of which are documented in a separate engagement agreement signed prior to service commencement.
  • All applicable taxes (including GST) are charged in addition to quoted fees.

8. Intellectual Property

All content on 1000Bigha.com — including but not limited to the Land Intelligence™ system, platform design, text, graphics, logos, data compilations, and software — is the exclusive intellectual property of 1000Bigha.com and is protected under Indian copyright, trademark, and intellectual property laws.

You may not reproduce, distribute, modify, publish, or create derivative works from any content on this platform without prior written consent from us.

9. Limitation of Liability

To the maximum extent permitted by applicable law, 1000Bigha.com shall not be liable for:

  • Any indirect, incidental, special, consequential, or punitive damages arising from your use of the platform
  • Loss of profits, data, goodwill, or business opportunities
  • Inaccuracies in property listings or market information
  • Outcomes of land transactions facilitated through our platform
  • Third-party actions, fraud, or misrepresentations by buyers or sellers

Our total liability in any matter shall not exceed the amount of fees paid by you to us in the 3 months prior to the claim.

10. Indemnification

You agree to indemnify, defend, and hold harmless 1000Bigha.com, its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including legal fees) arising out of:

  • Your use of the platform in violation of these Terms
  • Inaccurate or fraudulent information you provided to us
  • Any dispute between you and another user of our platform
  • Your violation of any applicable Indian law or third-party rights

11. Termination

We reserve the right to suspend or terminate your access to our platform at any time, with or without notice, if we determine that:

  • You have violated these Terms & Conditions
  • Your conduct may cause legal liability for us or other users
  • You have provided false or misleading information

Upon termination, all provisions of these Terms which by their nature should survive shall continue to apply, including intellectual property, disclaimer, and limitation of liability clauses.

12. Governing Law & Dispute Resolution
